HOUSE USAGE
There must be a member of Gen 2 present if the family member inviting a group to the house is under the age of 28.
ARRIVAL INSTRUCTIONS
Cordillera Home Care should have turned off the security system and put the FloLogic on Home setting prior to your arrival. However, should you need to deal with either here are the instructions and codes:
Security System
Code to disarm is 7178. To report a false alarm call the number on the Superior Alarm business card above the alarm panel. 855-331-8351. The safe word is Ranch.
The security system has water sensors that are hard-wired and located near water sources in the house. They each have a battery that may run low and need replacing. You will know this because the sensor will beep and the alarm panel will indicate what the problem is. You may need to reset the alarm system after you replace the battery. There are several kinds of batteries in the drawer in the laundry room. Johnny and Emily are the experts on this process.
FloLogic Water Leak Detection System
Go to mechanical room and be sure that the FloLogic panel to the right of the door is set to HOME. If it isn’t, press the HOME button.
The FloLogic alarm is a steady beep that emits from the panel in the mechanical room. If you hear the beep it is a sign that the system has shut off the water due to a leak. If this happens, do the following:
1. CHECK AROUND THE HOUSE to be sure there is no evidence of a leak that would have set off the system, remembering that the water is now shut off and you will not be able to see an active leak. Hopefully identify where water was being used abnormally (long shower, hose in yard).
2. Go to the mechanical room downstairs and locate the FloLogic control panel on the wall immediately to your right as you walk into the room.
3. Press the following keys: Next/Bypass, Disable, Home. The water supply should then be restored.
4. If these steps do not restore water call Ruth (214-728-5429) as she has the app on her phone and can probably help. If you can’t reach her, call Michael (843-408-1523).
If no water runs in the house for 18 hours, the FloLogic will automatically reset itself to Away mode.
EMERGENCY WATER SHUTOFF
The FloLogic should prevent the need for us to turn off the water on an emergency basis. However, should it become necessary the main shut off valve is located in the mechanical room. Look along the wall opposite the door for a red tag marked Main Shut Off near a red handle that is parallel to the copper pipe. Turn the red handle so it is perpendicular to the pipe to shut off the water.
DEPARTURE INSTRUCTIONS
1. Leave the house as good or better than you found it. If you discover a problem upon your arrival, please let Ruth know and take appropriate action to get it resolved. If you have a mishap during your stay, please resolve the issue before your departure or make arrangements to get it resolved after you depart. If the mishap is due to operator error (by you or one of your guests), you should pay out of your own pocket to get it resolved. Repairs and services needed to address issues of normal wear and tear will be paid by the trust that owns the house.
2. Close all blinds.
3. Lock all doors and windows.
4. Remove all food and drink that you brought into the house. It is OK to leave wine in the wine rack above the mudroom refrigerator so long as you understand that it may be consumed by subsequent guests. Staples may be left in the pantry and refrigerator provided they will not expire before the next guest arrives. No food should be left in a freezer. If you want to communicate with the next person using the house about leaving food for them please do. The objective is for the refrigerator and pantry to have plenty of room for provisions brought to the house by the next guest.
5. Put all trash into the dark green trash bin in garage. Put all recycling into the tan recycling bin in garage. Leave both bins in the recessed space next to the garage window. Let Michael know if you are leaving trash in the bins so he will know to set it out on the next trash day.
6. Set all thermostats to 55 degrees.
7. Be sure to schedule cleaners to come in behind you. Check the website calendar and inform them about the arrival date of the next guest. Please wash as many sheets and towels prior to your departure as is practicable.
8. Make sure all toys are picked up and put away neatly in the toy closet.
9. Locate all remotes and place next to related TV’s.
10. Make sure there are sufficient supplies of paper goods, light bulbs, batteries, cleaning supplies, staples, etc. 11. Take toiletries that you bring into the house back home with you or throw them away.
TRASH AND RECYCLING – Tuesday is trash day and recycling is every other Tuesday. Do not put the trash out before Tuesday morning. Trash should be out by 8 am on Tuesday. This service is provided by Vail Honeywagon https://www.vailhoneywagon.com/ . Their website is helpful for information about schedules and recycling eligibility.
CLEANING SERVICE
We are currently using Arlene Reyes for cleaning the house. Schedule your cleaning well in advance, particularly during the busy season, as they stay very busy. She responds best to text and will give you a date and time that she will plan to arrive. When you text her, please include Michael on the text so he will know when she is coming and will be able to have the house ready for her.
Her charges will be billed to the trust that owns the house and will be reimbursed by a member of Gen 2. It will be up to Gen 2 to request reimbursement from Gen 3 members of their family.

REPAIRS AND MAINTENANCE
Please do not call a service provider for the house without talking to Michael or Rohan. Services are very expensive and quality varies. If you can’t reach Michael or Rohan, please call Ruth.

If the WiFi is not operating correctly try unplugging the modem which is on a small table next to the living room TV. Wait 30 seconds and plug back in. Our plan is a 1.2G plan from Xfinity that should be more than adequate for our uses. Should you have additional problems call Ruth and she will try to troubleshoot with the app on her phone.
TV
All TV’s are smart TV’s and use the WiFi to stream. You will need to use your own apps to access programming.
Should the TV’s have streaming problems, unplug the power cord on the back of the TV, wait 30 seconds and plug back in. This should reset the TV and solve the problem.
BAR B Q GRILL
Be sure to pull the grill away from the house before using so smoke does not mar the exterior surface. Also clean the grates, replace the cover and turn the gas valve to the off position when you are through cooking.
UMBRELLA
Be sure to close the umbrella when it is not in use. An unexpected strong gust of wind can pick it up and damage it and/or the house if it is left open.
GARAGE
There is a control panel for the garage door outside the garage door. To open the door enter the code (2018) and press ENTER. To close the garage door press ENTER. If left open the garage door will automatically close itself at 8:00 pm. IMPORTANT – IN THE WINTER, PLEASE DO NOT LEAVE THE GARAGE DOOR OPEN FOR ANY LONGER THAN YOU NEED FOR ACCESS. There is water in the pipes in the garage that will freeze if the temperature is allowed to get below freezing. There is heat in the garage but it can’t keep up with temperatures on cold days. If the pipes freeze they will burst and that creates a whole set of expensive problems with the heating system in the house.
CARS
The goal here is to leave the cars clean and full of gas for the next user. Without fail the interior should be left clean and the gas tank full. We have recently learned that the Shell station car wash in Edwards can scratch car exteriors so we should no longer use it for exterior washes. It does have vacuums that can be used for interior cleaning. The best place to get the exterior washed is White Water Express in Gypsum.
We understand that driving to Gypsum for a car wash is not always practical. Michael is available to take the car but will obviously charge for his time and the cost of the car wash.
In the winter the cars will inevitably get dirty due to snow and slush and we ask that everyone who uses the cars during the winter see to it that the interior and exterior are cleaned after each use. If you choose to use Michael the cleaning will be at your expense.
In the summer the interior should always be left clean but the exterior will not necessarily need to be washed after each stay. If you take the vehicle into the mud or somewhere else that creates greater than normal dirt you are responsible for getting it washed and should bear the expense. If you determine during your stay that the car needs washing as a result of normal use, please arrange to have it done. You should communicate with Ruth about the circumstances and she will determine where to bill the charges.
Please do not use the cars for trips longer than where you would go for a day trip.
AIRPORT TRANSPORTATION
Michael is usually available to take you to the airport or to put a car at the airport for your arrival. Please do not set up an arrangement that requires that the car be left at the airport overnight as thefts are on the increase. Charges for Michael’s services will be handled in the same manner as cleaning charges.
ATHLETIC CENTER USAGE AND OTHER PROPERTY OWNERS ASSOCIATION INFORMATION

GUEST ACCESS
Access through the main gate is controlled by the Frontsteps system. Members of Gen 2 have the ability to add temporary guests to the system. All Gen1, 2 and 3 members are permanent guests and will be admitted at any time.
PETS
Pets are not allowed in the house or in the cars. They are only allowed in the garage and must be kenneled.
POST OFFICE
Our PO box number is 695 and the zip code is 81632. US mail addressed to 89 Rodeo will be put into the PO box. There is a PO box key on car key rings for both cars. UPS and FedEx do deliver directly to the house.
QUIRKS
This house is almost 30 years old and has a few quirks.
1. The seal for the freezer in the kitchen refrigerator is very weak and will pop open when the refrigerator door is closed. Please be sure that the freezer door is securely closed at all times. Any leakage will cause frozen condensation to build in the freezer and will put undue stress on the freezer compressor. There is no new unit available that fits into the current cabinet opening so we are trying to get along with the unit we have.
2. The blinds in the living and dining room are very fragile and need to be handled with TLC. Please move them slowly and be sure that they are correctly aligned on their tracks so the fabric doesn’t fray on the edges. If they are difficult to move, don’t move them and report it to Ruth.
3. Do not try to open the trash compactor by pulling on the handle. The latch is released by the foot pedal which is easy to move. Once the latch is released you may pull the handle to open. Occasionally one cycle of the compactor pedal will not be sufficient to compact the contents and the drawer will lock. A second compacting cycle should release the drawer. Remember not to put any glass into the trash compactor.

ROCKY RANCH RULES AND INFORMATION
Ranch Houses
Upon Arrival
- In muddy conditions, please enter houses at mudroom doors and leave muddy shoes/boots there.
- After unloading, please park in parking areas on north or south side of houses.
- Turn on all 3 electric hot water heaters in original house by flipping switches on each device.
- Adjust thermostats to comfortable setting (no cooler than 72 degrees in summer, please).
- Check Simplisafe base stations in both houses (original house in playroom, new house in utility room). If the blue light is not glowing steadily call Ruth.
- The house key fits all doors to both houses, the bird room door, and tack room door.
General House Rules
- The décor of the house has been designed thoughtfully and carefully. Please do not alter or add to the décor of the house.
- Please do not leave personal belongings at the house (e.g., clothing, baby swings or similar equipment, toiletries, toys, pet supplies, etc.). It is fine to leave a pair of boots. If you do, please put them in the hall closet of the original house and understand that they may be used by others.
- Guns may be left at the house if they are properly secured in the gun closet.
- Smoking is not permitted in the ranch houses.
- If you or anyone for whom you are responsible (including your pet) breaks or damages an item (examples include stains, water rings or heat damage on furniture, broken dishes, pet scratches on doors and windows, etc.), please report the damage to Ruth or Patty and they will handle the repair or replacement. We ask that anyone responsible for such damage bear the cost of the repair/replacement.
- Pets are not allowed in the house, except in the mud room/mud room kennels. Outdoor kennels are available in the Worm Trap pasture if needed.
Upon Departure (see attached checklist)
Leave No Trace!!!
- Every group must arrange, IN ADVANCE, for Pam to clean the house upon their departure.
- All used beds should be stripped. Please leave folded coverlet, blanket and pillows on each stripped bed. Used sheets and bath towels should be taken to The Wash Pot and arrangements should be made to have them picked up and paid for.
- Return all toys, equipment, furnishings, lawn chairs, bridles, saddles, etc. to their proper place.
- Place cover on grill and be sure rocks are placed on both sides of wheels to prevent grill from rolling.
- Place cover on outdoor dining table and chairs being sure to secure the cover with the straps that attach to table legs and placing chair leg on the bottom of the cover.
- All dishes should either be put away or placed in the dishwasher. Try to run the dishwasher the night before you leave to minimize dirty dishes left in the dishwasher. Please do not start the dishwasher if you will be departing before it finishes running.
- Empty all trash cans and diaper genie and place bags in trash barrels. Please take recyclables to town and dispose of them there.
- Please take all your remaining groceries (perishable or not) with you. Unopened soda, bottled water and all alcohol may be left at the house for others’ use. Refrigerators and freezers should be empty.
- Please supply your own paper goods if you are bringing a large group out. If we are low on any paper goods, toiletries or cleaning supplies, please convey that information to Ruth or Nancy.
- Adjust playroom thermostat to 60 degrees in winter and 85 degrees in summer. All other thermostats should be set at 55 degrees in winter and 85 degrees in summer.
- Sweep floors/porches if they are excessively dirty. Sweep kitchen to minimize mice.
- Lock all doors (including tack room) with the exception of the bird room. Close all blinds.
General Ranch Rules and Information
- Please no open flames other than the gas fire pit and grill.
- Do not park vehicles in tall grass—fire danger.
- Do not burn trash. Please use the ranch truck to take your trash to the trash pit at the farm.
- Please take your recycling away from the ranch.
- Do not throw cigarette butts on the ground—they are nasty and a fire danger.
- Only guests who are experienced horseback riders may ride horses.
- Alcohol consumption prior to horseback riding is prohibited.
- Please limit motorized vehicles on ranch property to cars, trucks, and UTVs (Polaris Ranger, Kawasaki Mule, or similar). All UTV operators must be licensed drivers, at least 21 years old, and must limit UTV speed to 25 At present, the only UTV at the ranch that is available to family members is the Kawaski Mule that belongs to John and Ruth. Guests are not allowed to bring ATVs (4 wheelers or similar) to the ranch.
- There is a 4-door ranch truck available for family/guest use. It is in the barn west of Frank’s house. Keys are in the ignition or on console. When hunting seat is mounted to the bed, be sure to fold down and secure with bungee cord before pulling into the garage. Failure to do so will not end well.
- If you use any ranch vehicle, please put it back where you found it with at least a ½ tank of fuel, remove all trash, and report any mechanical problems to Frank for the truck and to John for the Mule. We use all of these vehicles for work and need them functioning properly at all times.
- Please stay on ranch roads. Do not drive across pastures.
- Do not drive on wet roads.
- Please leave gates like you found them. If it’s open, leave it open. If it’s closed, leave it closed.
- When opening a gate, look at how it is latched or chained and put it back the way you found it.
- Do not let children open or close gates unless you are on the ground with them and can latch it back the way you found it.
- Keep pets under control. Traps and poison are placed around the ranch for predator control, often in pastures near the house.
- Do not pick up baby animals (deer, lambs, calves, etc.) and bring them to the headquarters. Their mother left them there and will come back looking for them.
- Please do not honk at livestock. That will just make them run toward you.

DEPARTURE CHECKLIST
Leave No Trace!!!
- Strip all used beds and leave folded coverlet, blanket and pillows on each bed. Change sheets if you have time, especially if you have a big group.
- Take bed linens and towels to The Wash Pot.
- Return all equipment, furnishings, lawn chairs, bridles, saddles, etc. to their proper place.
- Return toys to toy closet and leave closet in orderly condition.
- Pick up and dispose of all broken clay targets, spent shells and cartridges.
- Take all your personal belongings with you, including toiletries.
- Place covers on grill and outdoor dining table.
- All dishes should be put away or placed in dishwasher. Please do not start dishwasher if you will be leaving before it finishes.
- Run disposal.
- Empty all trash cans and diaper genies. Replace trash can liners. Use the ranch truck to take trash to the trash pit by the farm.
- Take recyclables to town. Replace recycle bin liners.
- ALL remaining groceries should be packed up or thrown away (whether perishable or not). Refrigerators and freezers should be empty upon your departure (exceptions are unopened soda, bottled water or beer). Liquor may also remain if you prefer (but could be gone upon your return).
- If we are low on any paper goods, toiletries, cleaning supplies, etc., please convey that information to Ruth or Nancy.
- Return unused firewood to the wood pile. Report low firewood supply to Ruth or John.
- Adjust playroom thermostat to 60 degrees in winter and 85 degrees in summer. All other thermostats should be set at 55 degrees in winter and 85 degrees in summer. There are a total of 5 thermostats in the two houses. Make sure you adjust all of them.
- Sweep kitchen to minimize mice. Sweep other floors/porches if they are excessively dirty.
- Lock all doors (including tack room) with the exception of the bird room.
- Clean out ranch truck, address fuel level as described in ranch rules, and park in barn.
- Close all yard gates. An open gate is a “welcome mat” to rattlesnakes.
- Close all blinds.
- Report any damage to Ruth or Patty.
- Make sure you have arranged for house cleaning with Pam. Please keep in mind that Pam is there to clean the house, not pick up after the occupants.
HUNTING
ADDENDUM
Hunting and Gun Safety
- Alcohol consumption prior to shooting clays, target shooting or hunting is prohibited.
- All hunters must have required hunting licenses, stamps and/or permits.
- All hunters born after September 2, 1971 must have taken the Texas Hunter Safety Course.
- All hunters under the age of 18 must be accompanied by an experienced adult over the age of 30.
- There will be no loaded guns in the house.
- Shooting from vehicles is prohibited.
- Guns must be unloaded with the safety on and the action open when in a vehicle.
- The use of shatterproof glasses and ear protection while shooting clays, target shooting or hunting is required.
- Sight your rifles in at the farm gun range before hunting.
- Be aware that ranch employees may be in any pasture at any time doing ranch work.
- Please use the area west of the houses for clay target shooting. Clays should be thrown in a westerly direction, away from the houses. Relocate livestock if they are in the range of shotguns.
- Hunters/shooters are responsible for picking up all spent shells, cartridges and broken clays.
Ranch Rules Specific to Quail Hunting
- Quail hunters in the field will be limited to a maximum of 3 at one time.
- When hunting quail, all shooters must wear a hunter orange vest or jacket.
- All others accompanying the hunters will remain in the vehicle while birds are being pursued.
- Guns must remain on safety except when a shot is being taken.
- Hunters must not shoot at birds that flush behind them.

Ranch Rules Specific to Deer Hunting
- The ranch is hunted under strict game management rules and we work hard to maintain an ideal buck to doe ratio. Deer hunters are encouraged to kill does instead of bucks as our doe harvests are difficult to achieve.
- Buck hunters need a good understanding of how to age a buck on the hoof and should hunt with an experienced “guide” such as Travis Catalani, Frank Cargile, or John Cargile.
- If you wound a deer while hunting, mark the spot well and notify Lon immediately so that he might help find and harvest the animal.
- Close doors and windows in deer blinds when you find them open or if you open them.
- Please do not reset timers on deer feeders.
- If you are unsure about Managed Lands Deer Permit paperwork that must be completed when deer hunting, contact Lon.
- During deer hunting season, check with Lon to see if we have hunters on the ranch. It is our responsibility to know where they are and to stay away so as not to disrupt their hunts.

Safety Rules for Quail Hunters

- Obey all the common rules of gun safety while afield, e.g., always keep the muzzle pointed in a safe direction.
- Be mindful of where your hunting colleagues are at all times.
- Maintain a straight line when walking.
- Always scan the ground in front of you for obstacles that may trip you (e.g., a hole or piece of wire).
- Know your assigned safe zones of fire and respect them. Do not shoot at birds that flush behind you.
- When approaching a point, move quickly but safely into position. Walk past the dogs without slowing down. Don’t stop or begin to “stalk” the dogs on point.
- Always approach a pointed bird dog with your gun in the “port” position (barrel pointed up) with the safety on.
- Do not shoot at low-flying birds or at any bird if the guide yells “no bird, no bird.”
- If you knock a bird down, mark its location well. Don’t proceed toward the downed bird until all shooting has ceased.
- When unloading your gun, make sure the muzzle is pointed in a safe direction at all times (generally upwards and away from anybody).
- Be especially careful when crossing fences or going under/through dense brush. When crossing fences, unload your shotgun and pass it to a partner, or lay it on the ground (on your cap), then cross through and continue hunting.
- Quail hunting is a great sport. But remember, there is no quail out there that is worth endangering yourself, your comrades, your guide, or my dogs!
